“Why Should I Use a Realtor?” — A Fair Question

by Janet Luna

“Realtors don’t really do anything.”
“They just take my equity.”
“I can sell my house myself.”

These are comments I hear often, and honestly, I understand where they come from.

Some people have had bad experiences with Realtors. Some agents do the bare minimum — they put a sign in the yard, upload photos to the MLS, and wait for the home to sell. When that happens, it can absolutely feel like the commission was not earned.

That is why I always tell people: don’t just hire a Realtor because they have a license. Hire someone who is truly going to work with you, not just for a paycheck.

Buying or selling a home is rarely as simple as people think. Every transaction has moving parts, unexpected challenges, negotiations, timelines, inspections, repairs, financing concerns, title issues, appraisal concerns, and emotional stress attached to it. It takes a team effort to successfully get a home sold and help a buyer reach the finish line.

Realtors are not magicians, but experienced Realtors can be incredibly resourceful.

Recently, I worked on a transaction where the home needed both a new HVAC system and a sewer line repair — two of the biggest and most expensive repairs a homeowner can face. It was not an easy transaction, and there were several moments where the deal could have completely fallen apart.

But through experience, negotiation, relationships, and problem-solving, we were able to structure the deal in a way that covered the repairs, helped the buyer with closing costs, paid the Realtor fees, and still allowed my seller to walk away happy.

That did not happen because of luck. It happened because of strategy, persistence, communication, and having access to the right resources.

A good Realtor should do far more than open doors and fill out paperwork. They should help protect your investment, help you avoid costly mistakes, negotiate on your behalf, provide solutions when challenges come up, and guide you through one of the biggest financial decisions of your life.

I have been in real estate for 20 years, and one thing I can honestly say is that I am still learning every single day. Every transaction teaches me something new, and that is one of the reasons I truly love what I do.

Real estate is not just about houses to me. It is about helping people move forward in life with less stress, better guidance, and stronger outcomes.

If you choose to work with a Realtor, make sure you choose one who brings real value to the table — someone experienced, resourceful, honest, and willing to fight for the best possible outcome for you.
